SENIOR CONSTRUCTION MANAGER, RESIDENTIAL HIGH RISE required for leading developer/builder in the Vancouver market to oversee and manage a number of projects from initiation of project through to completion. Our Client is looking for an experienced and motivated individual to oversee the day to day management who is results driven and highly effective leadership skills. Your job responsibilities to include but not limited to:
Oversee and manage project schedules
Review project plans and specifications and comment on the building design, scheduling, possible cost savings measures and potential construction problems
Prepare general conditions budget
Have confidence in own ability to intelligently communicate with design team/client as well as effectively lead the trades
Expedite all shop drawings and approvals
Monitor the project construction schedules on a weekly basis
Raise and discuss relevant issues at the job site meetings
Prepare & issue minutes of all site meetings
Inform the Site Crew Supervisor/Client of any errors, discrepancies or omissions contained within the design drawings.
Ensure completion of and track all independent testing and inspections as required
Schedule the project in logical steps and budget time required to meet deadlines
Determine labour requirements with the Director of Construction Services
Inspect and review projects to monitor compliance with building and safety codes, and other regulations
Interpret and explain plans and contract terms to administrative staff, workers, and clients
Prepare contracts and negotiate revisions, changes and additions to contractual agreements with clients, suppliers and subcontractors
Obtain all necessary permits and licenses
Study job specifications to determine appropriate construction methods
Select, contract, and oversee workers who complete specific pieces of the project, such as painting or plumbing
Requisition supplies and materials to complete construction projects
Prepare and submit budget estimates and progress and cost tracking reports Develop and implement quality control programs
Take actions to deal with the results of delays, bad weather, or emergencies at construction site
Confer with supervisory personnel, owners, engineer, and design to discuss and resolve matters such as work procedures, complaints, and construction problems
Plan, organize, and direct activities concerned with the construction and maintenance of structures, facilities, and systems
Investigate damage, accidents, or delays at construction sites, to ensure that proper procedures are being carried out
Evaluate construction methods and determine cost-effectiveness of plans, using computers
Work with the accounting to Issue monthly progress draws and invoicing to client including final holdbacks
Maintain and enforce good construction standards and quality control
Control and monitor labour, material and equipment expenses
Prepare monthly cost forecasting summaries
Prepare and expedite project deficiency lists
The Successful Applicant
7 to 10 years of high rise residential construction management experience
Ability to Lead, Mentor and Motivate others.
Excellent Communication Skills with Staff, Building Inspectors, Architects, Designers, Sub trades and most of all our Clients.
Strong Experience and Understanding in Form-though-Finish of Residential Construction and Budget Management.
Proficient in all aspects of Microsoft Office and Project Management software.
Engineering accreditation, project management, sound business acumen.
